Crack sealing is an extremely important and vital step in your asphalt maintenance program. Sealing cracks prevents water and moisture penetration bellow your asphalt and eliminates the most common cause of premature asphalt pavement failure and deterioration.

Cracks that are left unfilled and neglected allow moisture, water, snow and ice to penetrate underneath your pavement surfaces. This moisture softens and compromises the base material under your asphalt and pavement surfaces. The continuous freeze-thaw cycles of winter allow the snow and ice to freeze and expand in the walls of the crack, further enlarging it and causing additional damage your parking surface. The process is further accelerated by the shrinking and expanding during hot summer days and cold winter nights.

Hot pour or hot applied crack/joint sealants are superior in every way to cold pour sealants. Hot pour materials work best on cracks between 3/8" and 3/4″. Larger cracks can still be sealed by this method to avoid a more expensive method; however, the products typically aren’t designed to stand-up to these types of larger cracks and voids.

The hot crack sealing process is identical to the process used by most municipal, state and government agencies on high traffic highways, road ways, parking lots, airports and have been tested and proven their performance in the most demanding of conditions.

Hot-pour sealants should be used on driveways with many cracks, as well as high-traffic roadways, and commercial parking lots. Hot applied sealants are the best choice for a quality, long lasting crack sealing job. Parking lots, driveways and roadways that are sealed using hot applied rubberized crack sealants can be reopened to traffic as soon as the material is cool. Depending on outside temperatures, this can be as fast as 5 to 20 minutes after sealing the cracks.

 What is the price of seal coating?


As your house and driveway are unique, each driveway sealing price is different. Based on the size and condition of your driveway, we use our unit pricing model to give you the most fair and competitive price possible.

When you call or email your request for a free estimate, we immediately assign an estimator who will provide pricing as quickly as possible. The estimator will measure and evaluate your driveway, leaving a quote at your door. In many cases, special discounted pricing is available including neighborhood discounts if we perform several driveways in one neighborhood at the same time.

 What about the cracks?

Cracks are an invitation to moisture and harmful chemicals to seep into the pavement’s base and ruin your driveway. As this moisture expands and freezes, the pavement will break and the driveway will fail. To prevent this, we install a high-quality, hot applied crack and joint sealant to your cracks before seal coating. Although this crack fill is visible, the sealed cracks prevent moisture for causing further damage. The crack filling is NOT included in the sealcoat price.

 How is the sealcoat applied?

We are dedicated to providing outstanding results by applying the seal coating for your driveway by hand.
For commercial jobs we use a proven 2 coat process. We apply the first coat with a sqeegee machine and spray a second coat. 

 After seal coating, when can I park on my driveway? 

Dry times for sealcoat depend greatly on the exposure to the sun and temperatures. In most cases, you can walk and drive on the driveway within 24 hours after seal coating. 

 If the schedule date changes, how will I know?

If weather or other variables affect your schedule date, one of our dedicated scheduling coordinators will contact you to discuss alternate dates. .

 What time will the crew arrive?

Driveway sealing depends greatly on driveway size and condition. Because our crews are performing seal coating on several driveways per day, it is difficult to determine when they will arrive at your driveway.

 What do I need to do to prepare for sealcoat?

The only thing we need from you as a customer is to clear your driveway of all vehicles, equipment, dumpster, and what ever else that might effect our working process. We do not need you to clean or prepare the driveway in any way. We clean and prepare the driveway for sealing when we arrive.

 When is the best time of year to sealcoat?

Seal coating must be performed when the temperature is about 50 degrees over night. This means that the best time to sealcoat is between the months of April and October.

 When I park on my driveway, why do tire marks appear?

Because the sealcoat takes time to fully cure, tire marks sometimes appear 1 to 2 weeks after the sealcoat is applied, especially during humid summer months. After the sealcoat cures, the tire marks will disappear.
